Vacation Rental Policies

Dear guests,
We have so many wonderful guests and friends that are kind to our homes. However, over the last few years we have experienced situations that have prompted us to write this list of do's and don'ts. It is necessary to ensure that your vacation is as enjoyable as possible. –Lynn Munyon Advance Rent Payment: a minimum payment of one half of the rental rate excluding sales tax and security damage deposit per reservation is required within 10 days of the initial reservation. If the advance rent is not received within 10 days of booking, your reservation will be canceled. Reservations made 30 days prior to arrival or less require a credit card advance rent payment upon booking.
Rental Balance: the rental balance, including sales taxes due 30 days prior to your arrival. The rental balance may be paid by cash, travelers check, bank money order, Visa, MasterCard, or personal check with proper identification.
Security /Damage Deposit: the security/damage deposit is due 30 days prior to arrival and can only be paid by one of the following; cash, travelers check, bank money order, or personal check with proper identification. The security/damage deposit will be refunded within 2 to 3 weeks after departure of all policies and checkout procedures are met by the guests.
Cancellation: Guests may cancel a reservation for 100% refund up to 10 days after payment is received. Space should you need to cancel after the 10 days, there will only be a refund if the dates in question are revoked by another party. Space the need to cancel due to "emergency" will be considered on an individual basis.
Refunds will not be given for late arrivals or early departures.
Family rentals only: all of our vacation homes or family rentals only. No home will be rented to vacationing students or young adults under 25 unaccompanied by parent or guardian. All persons under the age of 25 must have a responsible parent or guardian at a ratio of 1 to 4 are staying at the home for the duration of the reservation. All violators will be evicted with all rental payments being forfeited. This policy includes reservations made by parents who do not check in, and or who leave overnight during the length of the state. Absolutely no exceptions.
Check-in time is 4 PM CST. We do not allow early check-in. We cannot guarantee check-in by 4 PM. Your patience is appreciated.
Check out time is 10 AM CST. This allows us to prepare the home for our next guest.
Housekeeping: your home will be cleaned prior to your arrival. You will be responsible for cleaning the home during your stay in leaving the home in good condition upon checkout.
Lenin/Towels/Supplies: the home is furnished with bed and bath linens. Please bring your own beach towels and linens are not to be removed from the home. Any lost or damaged linens will be deducted from your security deposit. An initial set up of bathroom toilet paper and facial soap is provided. Extra items needed are the responsibility of the guests. Cleaning supplies are not provided.
Smoking is not permitted in the home. You will incur an additional charge of any evidence that smoking is found.
No pets allowed in the home: You will and current additional charge if any evidence of a pet or pets is found.
Homes may not be sublet
Maximum occupancy: the maximum number of units per home is based on the home's ability to comfortably accommodate our guests. If the maximum occupancy is exceeded, you may be asked to vacate the property and forfeit any payments.
Classic builders will not be held responsible for acts of theft or vandalism or other damages to the guest personal property or items left in the home.
• If the doors are found open with the air conditioning running, that a/C will be turned off, remotely.
• If the refrigerator is packed with food in the air can circulate, the refrigerator will not be able to cool properly. Warm food will take even longer to cool it to Eric and not properly circulate.
• The ice maker supplies supplemental eyes only. Bags of ice may be needed for your state.
• Please do not put bagged ice in the ice maker, as it will destroy the mechanics of the ice maker. Service charges will apply.
• Please, no bath gels, oils, etc Allowed in the whirlpool bathtubs. Mango mansion II and pineapple Palace West have special grinder pumps for the plumbing system. Any foreign objects, other than waste or toilet paper, will bind up the system, requiring service charges.
• Feminine hygiene products are strictly forbidden in the toilets.
• Tampering or unplugging any of the electronics will result in loss of deposit.
• Please keep the music level on the patio speakers at a decent volume, as not to disturb your neighbors.
• Please do not rearrange the furniture or take any of the interior furnishings out onto the patio's and decks.
If the Sheriff's Department is summoned to your rental home, your deposit will not be returned.
Cots, roll away beds, or sleeping bags on the floor are not allowed.
