Classic Builders Vacation Rental Policies |

Dear Guests, We have so many wonderful guests and friends that are kind to our homes. However, over the last few years, we have experienced situations that have prompted us to write this list of Do’s and Don’ts. It is necessary to insure that your vacation is as enjoyable as possible. Lynn Munyon - OwnerAdvance Rent Payment: A minimum payment of 1/3 of the rental rate (excluding security/damage deposit) per reservation is required within 14 days of the initial reservation. If the advance rent is not received within 14 days of booking, your reservation will be cancelled. Reservations made 30 days prior to arrival or less require a credit card advance rent payment upon booking. Rental Balance: The rental balance, including sales tax is due 30 days prior to your arrival. The rental balance may be paid by cash, traveler’s check, bank money order, Visa, MasterCard, or personal check with proper identification. Security/Damage Deposit: The Security/Damage deposit is due 30 days prior to arrival and can ONLY be paid by one of the following; cash, traveler’s check, bank money order, or personal check with proper identification. The security/damage deposit will be refunded within two (2) to three (3) weeks after departure if all policies and check out procedures are met by the guest. Cancellation: Guests my cancel a reservation for 100% refund up to ten (10) days after payment is received. Should you need to cancel after the ten days, there will only be a refund if the dates in question are rebooked by another party. The need to cancel due to an "emergency" will be considered on an individual basis. Refunds will not be given for late arrivals or early departures Family Rentals Only: All of our vacation homes are family rentals ONLY. No home will be rented to vacationing students or young adults (under 25) unaccompanied by a parent or guardian. All persons under the age of 25 must have a responsible parent or guardian at a ratio of 1 to 4 staying at the home for the duration of the reservation. All violators will be evicted with all rental payments being forfeited. This policy includes reservations made by parents who do not check-in, and/or who leave overnight during the length of the stay. Absolutely no exceptions. Check-In time is 4:00 PM We do not allow early-check-ins. We cannot guarantee check-in by 4:00PM. Your patience is appreciated. Check-Out time is 10 AM This allows us to prepare the home for our next guest. Housekeeping: Your home will be cleaned prior to your arrival. You will be responsible for cleaning the home during your stay and leaving the home in good condition upon check-out. Linens/Towels/Supplies: The home is furnished with bed and bath linens. Any lost or damaged linens will be deducted from your security deposit. An initial set-up of bathroom toilet paper and facial soap is provided. Extra items needed are the responsibility of the guest. Cleaning supplies are not provided. Smoking is not permitted in the home. You will incur an additional charge if any evidence of smoking is found. No pets allowed in the home. You will incur an additional charge if any evidence of a pet(s) is found. Homes may not be sublet Maximum Occupancy: The maximum number of units per home is based on the homes ability to comfortably accommodate our guests. If the maximum occupancy is exceeded, you may be asked to vacate the property and forfeit any payments. Classic Builders will not be held responsible for acts of theft or vandalism or other damages to the guests’ personal property or items left in the home. Please, no bath gels, oils, etc. allowed in the jetted bathtubs Feminine hygiene products are strictly forbidden in the toilets Tampering or unplugging any of the electronics will result in a $75 charge Please do not rearrange the furniture or take any of the interior furnishings out onto the patios and decks If the sheriff’s department is summoned to your rental home, your deposit will not be returned. Cots, rollaway beds, or sleeping bags on the floor are not allowed I have read and understand the above written rules and policies and agree to follow its content.
